How We Build — From First Conversation to Final Handover
Innovare Builders follows a structured, transparent build process designed to give clients clarity, confidence and control at every stage. From your first enquiry through to the day we hand over your keys, you will know exactly what is happening, why it is happening, and what comes next. Most luxury residential builds in Brisbane and the Gold Coast run over 12 to 24 months depending on size, complexity and council processing times. Here is how the journey works.
Stage 1 — Initial Consultation
Every project begins with a no-obligation conversation. We discuss your vision, preferred style, site address, estimated budget range and timeline. This meeting helps us understand what you want to achieve and whether Innovare Builders is the right fit for your project.
We bring relevant project experience to this discussion — if you are planning a knockdown rebuild in Paddington or a prestige home in Burleigh Heads, we can reference comparable projects and talk through relevant design and construction considerations.
Stage 2 — Site Assessment and Feasibility
Once we progress past the initial consultation, we conduct a thorough site assessment. This involves reviewing your land title, site survey, soil report (if available), slope and drainage conditions, council zoning and overlays, easements, heritage or character overlay requirements (common in inner-Brisbane suburbs such as New Farm, Hamilton and Hawthorne), and any known site constraints.
For knockdown rebuild projects, we also assess demolition requirements and identify any asbestos or hazardous materials concerns.
This stage gives both parties a clear picture of the real cost and programme drivers for your specific site.
Stage 3 — Design Development
Where you are engaging an architect independently, we work directly with your design team to provide construction input during the design development phase. Where you require design referrals, we can introduce you to architects and interior designers whose style and approach suit your brief.
Design development culminates in a set of architectural drawings, engineering documentation and a detailed specification — the documents on which your fixed-price contract is based.
Stage 4 — Pricing and Contract
We produce a detailed, itemised quote based on final documentation. Our fixed-price contracts include a comprehensive inclusions schedule covering all materials, finishes, fixtures and fittings specified. We walk you through the contract in detail before signing, and we encourage you to seek independent legal advice.
QBCC Home Warranty Insurance is arranged for eligible residential projects at this stage.
Stage 5 — Development Approval and Building Permit
We manage the council Development Application (DA) or Complying Development pathway, as well as the Building Permit application through a private certifier or council, as appropriate. This stage can take between four weeks and several months depending on the project type, council jurisdiction and whether referral agencies are involved (e.g., heritage, flooding, bushfire).
We keep you informed throughout this process and manage all referral agency responses on your behalf.
Stage 6 — Pre-Construction
Once approvals are in hand and the building permit is issued, we mobilise for construction. This includes engaging and scheduling subcontractors, ordering long-lead materials and equipment, finalising the construction programme, erecting site hoardings and safety measures, and completing any required demolition (for knockdown rebuild projects).
Stage 7 — Construction
Construction progresses through the following key stages, each inspected by our site supervisor before proceeding:
- Earthworks and site preparation — cut and fill, retaining walls (if required), drainage
- Slab/footings — structural engineer-designed foundation system to site-specific soil conditions
- Frame — timber or steel frame erected and inspected by certifier
- Lock-up — external cladding, roofing, windows and external doors
- Fitout (rough-in) — mechanical, electrical and plumbing rough-in, insulation, plasterboard
- Fitout (fix) — joinery, door hardware, tiles, flooring, painting, fixture installation
- Completion — final fix, landscaping, driveway, external works
We provide regular photo updates and site access during construction, and we hold scheduled client walkthroughs at key milestones.
Stage 8 — Practical Completion and Handover
Before handover, we conduct a thorough pre-completion defect inspection. Any items identified are rectified before the handover date is confirmed. On handover day, we walk through the completed home with you, demonstrate all systems and appliances, and present your handover package — including as-built documentation, warranties, maintenance manuals and certifier sign-off documentation.
Stage 9 — Post-Handover Support
Our relationship does not end at handover. We are available to address any maintenance items during the defects liability period, and our client services team is contactable for any post-handover queries.

How long does a luxury custom home build take in Brisbane?
Most luxury residential builds take between 12 and 24 months from contract signing to handover, depending on size, complexity and DA processing times. We provide a detailed programme at contract stage.
Who manages the council approval process?
Innovare Builders manages the DA submission, building permit application and all required certifier inspections as part of our standard project delivery.
Can I make changes after the contract is signed?
Yes, but changes after contract execution are processed as formal variations with an agreed cost and programme impact before any work changes. We encourage clients to finalise their selections before construction begins.
Do I need to appoint an architect separately?
Not necessarily. We can work with your own architect or introduce you to design partners. We also offer design-and-build arrangements for clients who want a single point of responsibility.
